A CPA in Lake Oswego for households, retirees and owners
Lake Oswego returns are often more involved than a single W-2 and a standard deduction. Many households here have investment accounts, retirement income, rental property, a business interest, or a mix of all four. Some are planning how assets will pass to the next generation. That kind of return rewards a CPA who looks at the whole year, not just the forms.
Our office is at 515 NW Saltzman Rd in Portland. We do not have an office in Lake Oswego. Most clients work with their CPA online, sharing documents through a secure portal and talking by video or phone, and meetings are arranged when needed.
Every request goes to a licensed CPA in our Portland area network who handles that type of work. If you are a retired couple with a trust, you will be matched with someone who does trust and estate returns every season, not a generalist who sees one a year.
Three counties, one city: why your address matters
The Oregon Blue Book lists Lake Oswego as a Clackamas County city, but the city also reaches into Washington County and Multnomah County. Washington County Elections lists Lake Oswego among the cities it serves, and Multnomah County ballots have carried City of Lake Oswego measures. For most taxes the county line makes no difference. For one local tax it decides everything.
The Multnomah County Preschool for All (PFA) personal income tax applies to residents of Multnomah County. A Lake Oswego home on the Multnomah County side can owe PFA once taxable income passes the threshold, while a neighbor a few streets away in Clackamas County does not. For tax year 2025, PFA was 1.5% on taxable income over $125,000 for single filers and over $200,000 for joint filers, with an additional 1.5% above $250,000 single and $400,000 joint.
Nonresidents of Multnomah County can still owe PFA on income they earn inside the county. If you live in Lake Oswego and run a practice or consulting business with clients or an office in Portland, that income may be in scope. Your CPA checks both where you live and where your income is earned before deciding which returns you need.

Metro SHS and other regional taxes for Lake Oswego residents
Lake Oswego is one of the 24 cities served by Metro, the regional government. The Metro Supportive Housing Services (SHS) personal income tax applies to residents inside the Metro boundary and to nonresidents who earn income inside it. For tax year 2025 the rate was 1% on Oregon taxable income over $125,000 for single filers and over $200,000 for joint filers.
SHS and PFA are filed with the City of Portland Revenue Division, separate from your Oregon return. That catches people out. A household can file a correct federal return and a correct Oregon return and still miss a local filing that carries its own penalties and interest.
Business owners have a separate layer. The Metro SHS business income tax applies to partnerships, corporations, LLCs and some trusts with more than $5 million in gross receipts, counted everywhere, on profit apportioned to the Metro district. Employers also need to know whether their work sites sit inside the TriMet district, since the TriMet payroll tax is based on where the work is done.
Estate planning and trust returns
Oregon has its own estate tax, separate from the federal one, and its filing line is much lower. An estate must file Form OR-706 when the total value of all estate assets is $1 million or more and the estate holds property Oregon can tax. When you count a home, retirement accounts and investments, many Lake Oswego families pass that line without thinking of themselves as wealthy.
For deaths on or after 1/1/2022, the Oregon estate return is due 12 months after the date of death. An extension gives more time to file but not more time to pay. Executors who are grieving and busy often find this out late, so it helps to have a CPA lined up before the deadline is close.
Living trusts are common here, and a trust that earns income may need its own federal and Oregon fiduciary returns each year. Your CPA can prepare those returns, work alongside your estate attorney, and help you understand how gifting or charitable plans affect your taxes. We do not give legal advice or draft wills or trusts.
Tax planning for higher incomes and retirement
Once income passes the SHS and PFA thresholds, timing starts to matter. Taking a large capital gain, a Roth conversion or a bonus in one year instead of two can change what you owe at the local level as well as the state and federal level. A planning conversation before year end is often worth more than any deduction found in March.
Retirees and people with uneven income often need quarterly estimated payments to the IRS and Oregon, and interest can apply to PFA quarterly underpayments too. Missing them adds underpayment interest even when the final bill is paid in full by the 4/15 deadline.
Oregon also returned a kicker credit on tax year 2025 returns filed in 2026. You only receive it if you filed a 2024 return and also file a 2025 return, so a retired parent who stopped filing may be leaving money on the table. Your CPA can check that too.
How working with a CPA online works from Lake Oswego
Start with the quote form. Tell us what you need, for example a joint return with a trust and rental property, or help as an executor. A licensed CPA who works with people like you gets in touch with a clear, fixed quote before any work starts.
After that you upload documents, your CPA reviews them and comes back with questions, and you approve the return before it is filed. If a face to face meeting would help, for example when several family members need to sit down together, it can be arranged.
Who we work with here
- Retirees with investment and retirement income
- Executors and trustees
- Professionals with income over the local tax thresholds
- Business owners and partners
- Families with rental or second homes
- Households in the Multnomah County part of Lake Oswego
Common questions
Do I owe the Preschool for All tax if I live in Lake Oswego?
Only if your home is in the Multnomah County part of the city, or you earn income inside Multnomah County, and your taxable income is over the threshold. Lake Oswego spans Clackamas, Washington and Multnomah counties, so your CPA checks your address first.
Does the Metro SHS tax apply in Lake Oswego?
Lake Oswego is one of the cities Metro serves. If your home is inside the Metro boundary and your Oregon taxable income is over the threshold, the SHS tax applies. For tax year 2025 the thresholds were $125,000 single and $200,000 joint.
Do you have an office in Lake Oswego?
No. Our office is at 515 NW Saltzman Rd in Portland. Most clients work with their CPA online, and meetings are arranged when needed.
When does an estate need to file an Oregon estate tax return?
When the total value of the estate is $1 million or more and it holds property Oregon can tax. For deaths on or after 1/1/2022, Form OR-706 is due 12 months after the date of death.
Can a CPA help me as an executor?
Yes. A CPA can prepare the final personal return, any fiduciary returns for the estate or trust, and the Oregon estate return. Legal questions about the will or trust go to your attorney.
Will I get a price before work starts?
Yes. After you send the quote form, a licensed CPA who handles your type of return gets in touch with a clear, fixed quote.
Can I still claim the Oregon kicker if I stopped filing?
For the kicker on 2025 returns, you needed to file a 2024 return and also file a 2025 return. Even with no filing obligation for 2025, you had to file to claim it.
